Deciding to sell your home is influenced by many factors—typically timing, price, and life circumstance. As a trusted real estate professional who has guided hundreds of clients through the process of selling their home, I’m here for my clients throughout every step of their home-selling journey and beyond. Below is a high-level overview (which I will expand upon after we meet) of what some of those steps entail.

Step 1: We meet in person

The most common initial step as you decide if now is the right time to sell is to meet with a licensed Realtor® in person at your home. After you and I connect via email, text, or phone, we will schedule my initial tour of your home or investment property. During that first visit, I’ll walk through the home in its entirety, take notes, and chat with you about the home’s features as well as your goals and timeline for your sale.

Step 2: I send you comprehensive written follow-up notes for you to read (and re-read) at your leisure as you assess if we’re a good fit and if now is the right time to sell.

After our in-person visit, I’ll send you a lengthy follow-up summary detailing my findings as well as a prospective timeline of how my full-service suite of listing services can help you achieve top dollar for your home on a timeline that meets your needs.

Step 3: We decide to work together

We mutually decide we’re a great fit and now the fun begins!

Step 4: The four Ps (see below)

  • Preparation

    Once you hire me, my job is to collaborate with you, educate you, and manage every aspect of the selling process.

    As we near the listing debut date, I advise my sellers to move out of their home completely and hand me the keys so I can coordinate any necessary repairs and improvements while the home is vacant. I then team up with trusted contractors and vendors who partner with me to ready your home for market. At a minimum, this includes cleaners, stagers, and inspectors —and may also include painters, landscapers, and handypersons.

  • Presentation

    Presentation

    After any necessary repairs and improvements are completed, I will hire—at my expense, as part of my comprehensive suite of services—professional cleaners to conduct a deep clean of your home. I’ll also bring in, at my expense, my professional designer who will stage your home with furniture, artwork, and accessories to maximize the home’s emotional appeal to a wide range of prospective buyers.

    A National Association of Realtors® statistic states that professionally designed and staged homes sell for 13–16% more, on average, than homes that are not staged.

    Also included in my comprehensive suite of services is professional photography, including drone images and a video compilation of the best interior images set to music.

  • Promotion

    My robust marketing plan includes first inputting your home on the Northwest Multiple Listing Service (NWMLS), which will then “push” the photos and details of your home to popular websites (Zillow, Trulia, Redfin, etc.) that reach a global audience via the NWMLS’s data-linked system.

    I will also personally advertise the home to all NWMLS real estate brokers, as well as on Facebook, Instagram, Google Business, and LinkedIn. Additional printed marketing materials will be placed inside the home for prospective buyers to peruse as they tour and keep afterward as they build their offer. (I will detail these items and more after we meet in person.)

  • Price

    Pricing a home strategically and smartly involves having familiarity with comparable homes that have recently sold in your neighborhood and its surrounds. After we meet, we’ll discuss my three approaches to pricing strategy to ensure you receive top dollar and a successful outcome. You and I will collaborate and decide on the list price—using the most recent and relevant market data—as we get closer to your listing-debut date. I’m here to serve as your expert guide, but ultimately, the price we decide upon is your decision.

Step 5: Listing launch!

Things will move quickly once your home is listed. I will be hands-on throughout it all – hosting open houses, touring through prospective buyers, sending postcards to neighbors (they are great sources for buyers!), and more. Don’t worry: all of these details will be included in conversation and in the follow-up summary I send after we meet.

Step 6: Offer review and acceptance

Utilizing my experience and negotiation skills, I’ll volley back and forth with buyers’ agents to attract competitive offers on the best price and terms that suit you. After the contract is signed, closing typically take anywhere from 1-2 weeks (cash offer) or 3-4 weeks (if the buyer needs financing).

As you can see from the high-level overview provided above, there are numerous factors involved in preparing a home for a successful sale. As you consider whom to hire for your home sale, I strongly advise you to hire one agent (vs. a discount brokerage) and discuss their strategy and plan for achieving the goal you want (money, timing, sold to an already-known buyer, etc.) for your home.
